The relationship between short-team tourist rental properties and residential rent prices in Barcelona

Aunque España ha sido tradicionalmente un país de propietarios. Cada vez es mayor el número de personas que acceden a la vivienda mediante alquiler. Mas que un cambio de mentalidad, este fenómeno se debe a la incapacidad de generar el ahorro suficiente para realizar el importante desembolso inicial. Este hecho, combinado con el aumento del turismo en Barcelona, ha provocado que se señale a las viviendas de uso turístico como las principales responsables. El objetivo de este TFG es el de cuantificar el impacto que ejerce este nuevo tipo de alojamiento y su relación con el precio de alquiler residencial. Y de esta manera, entender las causas subyacentes al reciente aumento del precio de vivienda y de alquiler.

Although Spain has traditionally been a country of homeowners, an increasing number of people are now accessing housing through rentings. Rather than a change in mentality, this phenomenon is due to the inability to generate sufficient savings to make the initial large outlay. This fact, combined with the increase in tourism in Barcelona, has led to the tourist accommodation being singled out as the main culprit. The aim of this study is to quantify the impact of this new type of accommodation and its relationship with the price of residential rental. And in this way, to understand the underlying causes of the recent increase in housing and rental prices.
